Applications must be accompanied by:

Legible Photocopies of two pieces of I.D.

Letter from your employer.

1) A completed Application form

2) Scans or photocopies of two pieces if identification one of which must be photo ID

3) Your contact information, i.e. phone number and email address

4) Your current address

5) Proof of employment or other ability to pay the rent

a) a letter from your current employer

b) pay stubs

c) proof of income from a government source such as E.I. Welfare or OSAP.

d) a letter from a guarantor, i.e. someone who will be responsible for paying the rent should you be unable to do so.

6) An up to date credit report or a $150 non-refundable payment so that I can order a credit report for you

Application Fee, Certified Cheque or Cash for $150.00. The Application fee is refundable to those who supply their own credit report

NOTE: Application fee is refundable only to the successful applicant. To waive the application fee, the applicant may provide an up to date credit report from EquiFax, TransUnion, Experian or TrueCredit

PLEASE NOTE the following pertaining to our Application: You may email a digital copy your completed application to us for our consideration or send us a a complete application on paper by mail

PLEASE NOTE the following pertaining to our Lease Agreement: You must be able to demonstrate your ability to pay the rent by Bank Transfer or Interac Money Transfer. We do not accept checks for monthly rental payments.

We require that one person and one person only sign the Lease as the Lessee.

We require the contact information for all tenants who will occupy the house while you are the lessee. No more than three adults can occupy the rental property.

We require that we be previously informed of any changes to the tenants who will be occupying the house while you are the Lessee.

We require that a letter be signed as an addendum to the lease that no artwork or music will be created, performed or practiced in the rental property that will cause inconvenience to the landlords or his neighbours..

We ask for a pre-negotiated arrangement to cover any expenses that may be incurred by the landlord for any damages caused by any animals you should bring into the house while you are the Lessee.

If you feel you cannot meet any of these requirements I must inform you that we will not consider your application for tenancy at 79 Broadview.
