Water Heater Rental charges are $10.00 per month payable to Direct Energy. A new Gas water heater has been purchased if the tenant does not wish to pay rental charges for a water heater.

I believe the new Rinnai Gas Furnaces will end up costing less over the course of the lease if the prospective tenant pays solely for usage. I use them in my house and have been paying $15.00 (summer) - $130.00 (winter) per month in gas charges.

Water is a flat rate of $260.90 / year payable to City of Toronto Water Bills

Electricity is payable to Toronto Hydro and dependant on your usage and how many people occupy the house. Normal usage for a house this size might be $25 -$50 /mnth

Our neighbourhood is refered to as South Riverdale or Leslieville

While 79 Broadview is on a major street, it is on the lower end of Broadview, south of Queen street and traffic is quiet during the week and practically non-existant weekends.

TTC access is excellent with four streetcar routes, the 501 ,the 503 , the 504 and the 505 all accessable at the Broadview and Queen intersection a mere half a block walk away.

The Don Valley Park and Bike Path System is accessible by foot, a three minute walk, or by bike, a one minute ride, away.

By bike or TTC the Beaches are only five to ten minutes away.

Grocery shopping is available at the many small convenience stores in the South Riverdale neighbourhood as well as in little Chinatown at Broadview and Gerrard. Major grocery stores are available at Danforth and Broadview ( No Frills ) and Queen and Leslie ( Loblaws ).
